INVESTMENT PROPERTY REMODELS

THE STEP BY STEP PROCESS
1. INITIAL PHONE CALL - We will start by having a quick phone call to discuss the property and schedule an initial site visit
2. INITIAL SITE VISIT - During this meeting we will discuss your potential exit strategies, your projected budget, the comps, and your game plan moving forward. After this meeting, I will send over my current available packages, service agreement, and link for a deposit. |
3. PRE-DESIGN RESEARCH - I will go to the property and take all applicable measurements, create a detailed list of work that needs to be done in each room, and take photos. I will also look into the current market to determine what type of work is really needed for the area and the price point.
4. INITIAL DESIGN - Based on my scope of work and our initial discussion, I will create a loose design plan. I keep this design flexible to begin so during our next step, the Contractor Walk-through, we can adjust as the bid by the contractors is created.
5. CONTRACTOR WALK-THROUGH - After I have formed a basic idea of what I think the space will need to get the biggest return on investment. We will meet with the contractor(s) of your choice to go through the scope of work and initial design plan. This will be a collaboration of the three of us to come up with a solid plan that will stay within budget and the constraints of the property.
6. FULL DESIGN & SELECTIONS - After we meet with the contractor and determine what physically can be done to the space, I will start my design process. I will create the floor plans, select all the materials & the fixtures, and add any design elements.
7. DESIGN PRESENTATION - Once my design and selections are complete we will have a meeting to go over everything
8. ORDERING - Once the design has been approved by you, we will begin ordering. My goal is to have everything ordered before construction begins (usually during demo). This way everything the contractor needs is available to them.
9. DRAWINGS, PLANS, & CHEAT SHEETS - After demo, I will go around the property and post anything necessary to ensure the crews know exactly what is to be done in that particular space. Each project requires something different but there will be all or some of the following: floor plans, kitchen plan, accent wall design, spec sheets for fixtures, pages
with tile/grout/schluter/paint selections, etc.
10. DURING CONSTRUCTION - My involvement in the project will be determined by the package that you choose. I generally have 3 packages: “Do it yourself”, “Do it with you”, or “Done for you”. Each of these have a different level of project management.
11. FINAL WALK-THROUGH - If applicable, the contract, myself, and you will all walk the project together to ensure that all components of the project are done correctly and ready to list.
